Valuer needed in Woolwich paying £240 per day PAYE Ref: 417089
This is working full time hours on a temporary basis
To be responsible for the preparation and management of properties assigned to the postholder, but not limited to:
• conditions of contract
• bills of quantities and schedules of rates
• tender documents relating to the contract or agreement with the client
• arrange new leases, licences and carrying out renewals ensuring that these agreements are satisfactorily completed within the agreed timetable, budget and service standard.
• manage rent reviews and lease renewals managing any disputes and agreeing to variations and / or surrenders
Ensure that in executing contracts and agreements all specifications are met and that levels of performance, quality, targets, and budgetary constraints are met. Ensure any other objectives as may be agreed with client representatives or the Valuation and Estates Manager or as necessary in meeting statutory requirements are achieved.
Project manage selected valuation projects from inception to completion and meeting client expectations and deliver this service effectively including all performance criteria applicable, maintaining control over cost, timetable and quality.
Draw up contracts/ service level agreements as required with external agents, subcontractors, other property services groups or other Departments. Monitor and control their execution and payment.
Complete valuations in accordance with CIPFA guidelines, for the annual Asset Valuation of Property
Contribute to the delivery of the regeneration agenda, including providing property advice to property led regeneration schemes
Attend Land Tribunal and other relevant court proceedings to give evidence as an expert witness on behalf of the Client
Control and manage professional staff negotiating the acquisition of property interests and disturbance compensation under compulsory purchase legislation to meet programme target dates and within agreed budgets. Advise and assist in the preparation of submissions and evidence for public enquiries and where necessary present cases to land tribunal hearings
Provide valuations (including Right to Buy valuations) in accordance with the requirements of the RICS Valuation Standards (where appropriate).
